I.       ATTENDANCE

a.  Pat, melissa, jack, eric

II.     OLD BUSINESS

A.    Last formal meeting 9/3/2025 October and November spoke daily while maintaining the water levels during the maintenance period

B.     Well pump house maintenance done by Avanti Control Systems

a.    Water level sensors and container replaced

b.    Control panel updated

      i.     Burnt wires replaced

      ii.     Controls installed for monitoring water level that alternates use between well pumps

      iii.     Alarm Control for low water level installed

      iv.     Old controls that are inactive were removed

      v.     Approximate cost is $15,000

C.   Sceptic pump house repairs by Paraskeva

a.    2 new pump motors replaced-both burned out

b.    Sceptic tanks pumped out as quarterly maintenance.

c.    Paraskeva says we have been pumping more with the pumps than we used to be pumping.

d.    Approximate total price $5,000

D.    Salerno drainage project on hold until we contact Ryan Robbins (Empire Building) 518-330-1393

III.   NEW BUSINESS

A.    Finance review – payments and account balance update

B.     Tim from Avanti Controls recommends that we install a pressure relief valve. Currently, there is no relief valve. Tim also recommended that we use software for the booster pump motors to have a staggered start to minimize the pipe vibration

C.   Jack Daily water testing – Daily chlorine levels have been at the upper measurement level since the new sensors installed. Working with Randy to bring levels to normal.

D.    State required a water bacteria level test. Randy did the test in December. The results were within acceptable state standards.  

E.     Open Board spot- discussion

F.     New residents

a.    195 – Karl Gustafson (518-542-6372) – website member

b.    162- Cliff and Karen Malpass (518-212-2457) moving in in April?

G.   NiMo to replace meters with smart meter or standard. No new meters installed that any of us know.

H.    Open Discussion

i.  Next meeting scheduled for  02/03/2025??? Eric out of town for the first 2 weeks of February.
